Tyler Perry Installing Private Airplane Runway at Massive...

Tyler Perry's massive Atlanta, GA mansion is underway, nearing completion of its 35,000-square-foot main house on 1,200 private acres. The out-of-this-world estate boasts grandeur fit for a king with a gigantic lap pool and what seems to be an airplane runway and private jet hangar. The estate is close to the city, yet far enough and supremely private enough for a secluded family home. Perry has been designing and building the home for several years now, with plans to convert a portion of the land into an organic farm with horses and farm animals. The incredible estate is also close to Perry's 330-acre studio, which will make for an easy commute. Forbes recently announced Perry has achieved billionaire status.

This $8 Million Florida Home Has Its Own Waterpark

A haven for children at heart of all ages, this Florida waterfront home, lovingly known as the Key Largo Lighthouse, is a private family mansion with a waterpark in its very own backyard. Approaching the home, you'd never know that a waterpark oasis sits behind its private gates. The estate resembles a five-star resort with its strategically-placed tiki huts, rock formations with cascading waterfalls, a grotto and a slide, a lighthouse and suspension bridges swinging over the zero-entry pool. The backyard amenities don't end there. Living in this home is like being on a permanent vacation, with its multiple outdoor kitchens, a professional gas pizza oven, a speaker system, outdoor TVs, a volleyball court, shuffleboard area, LED-lit professional tennis court, multiple seating areas, hammocks and grassy areas. All of this overlooks ocean and canal views. There's even a restroom cabana. Installing a pool in your house is easy with Melbourne fibreglass pools that are more safe for you children. For those who prefer to be on the water, the home has a cut-in boat slip for multiple boats and boat lifts. There are even two boats being sold with the estate. With a total of more than 700 feet of frontage, it's evident that no expense was spared siting and constructing this idyllic Key Largo compound. The home itself has six bedrooms, five full bathrooms and two half baths spaced over 2,890 square feet. The home is spaced out in a cottage-style set-up with separate sleeping quarters. The home is offered fully-furnished in an upscale aesthetic of modern glam combined with ranch comforts and a tropical Keys twist. This turn-key compound recently hit the market with a list price of $7.9 million. View Listing Photography via Ocean Sotheby's International Realty

$200 Million Ranch Compound Could Accommodate an Entire E...

Tucked in a valley just ten miles from Aspen's core and surrounded by mountain views lies Aspen Valley Ranch, an 813-acre compound with eight separate homesteads. A working ranch dating back to the 1800s, the property was most recently purchased by natural gas entrepreneur, Charif Souki. After falling into foreclosure, Souki purchased the property for $27 million from the bank. It was previously listed for an asking price of $88 million and was far less developed at the time. Over the past seven years, Souki has poured his heart and soul into the estate, investing in plumbing, electricity, irrigation and access roads to complete what is now a "mini country club" for his family. Souki's four eldest children have estates on the property, each their own versions of a modern-style rustic ranch home. The compound resembles a country club resort with amenities including a gym, swimming pool, clubhouse, game room and storage structures. The clubhouse is a central location for the family, where a theater, wine room, 14-person dining room and a commercial kitchen facilitate family gatherings. A historic barn has been restored to host game nights, with arcade games, air hockey, foosball, Skee-ball and Ping-Pong. For more family fun, the barn also houses quads, snowmobiles and dirt bikes. Souki has said that purchasing the property was an investment turned labor of love. He would not disclose how much he has invested into the ranch financially, but notes that the new buyer will not be disappointed when he or she accesses the accounts. If the compound does sell for its $220 million asking price, it will be unprecedented for the area and one of the most expensive residential sales ever in the United States. The total interior square footage on the property equates to about 34,000 with 31 total bedrooms. An additional 80,000 square feet of living space can be developed on the land. Skechers COO Purchases Penthouse at Turnberry Place in La...

In what is the largest high-rise transaction during Las Vegas' first-quarter sales, Chief Operating Officer of Skechers, David Weinberg purchased a penthouse at Turnberry Place for $3.7 million. Weinberg hails from California and paid cash for his new Las Vegas pad, which has been referred to as the Tiffany Penthouse for its high-end accouterments. The former homeowner is Mark Evenstad, founder and CEO of a large healthcare company. Jerry Masini of Award Realty represented Weinberg, while Mahsheed Barghisavar of Mahsheed Realty represented Evenstad in the sale. According to Barghisavar, the penthouse is larger than most any other Las Vegas high-rise has to offer. “It’s almost 7,000 square feet and penthouses in other high-rises, like the Waldorf Astoria — its biggest is about 3,400 square feet," says Barghisavar. The home on the 33rd floor of Turnberry Place boasts 5,779 square feet, encompassing five bedrooms and seven bathrooms. Notably featured is an elevator exclusive to the unit, which provides access to private wine walls, a wine-tasting cellar and a full-circle bar. Homeowners of the Tiffany Penthouse will also enjoy a private fitness room and office. Every exquisite common area of the home leads to the four wrap-around balconies, which together showcase 360-degree views of the Las Vegas Strip and the valley below. Nothing less than top-of-the-line appliances, fixtures and finishes are displayed prominently throughout the penthouse. Walls clad in piano lacquer and floors finished in travertine tile highlight the handsome design, while Jenn-Air, Subzero, Miele and Asko appliances elevate the divine chef's kitchen. In the master bedroom, the walls are treated with brocade fabric while coordinating draperies outfit the windows and sliding doors. A sumptuous master bath has double sinks, a makeup vanity, two water closets and an architectural tub. A hidden door provides access between the master retreat and the kitchen. "This has windows all around so you have Strip views and mountain views on the other side. It’s great for entertaining. It’s so wide open,” says Barghisavar. The home was offered fully-furnished and turn-key. Turnberry Place is ideally located just minutes from world-renowned restaurants, shopping centers and the greatest casinos in the world, according to Barghisavar, who boasts that the Tiffany Penthouse is the most elegant and luxurious in all of Las Vegas. Luxury Home Buyers Won't Settle for Less than Turn-Key

Luxury real estate buyers are looking for no less than turn-key homes in 2020, according to the Coldwell Banker Global Luxury 2020 Report. A poll of Luxury Property Specialists revealed that today's luxury buyers will shell out more for homes that are move-in-ready with luxurious finishes and a wow-factor. Homebuyers are also looking for a list of built-in amenities, including extravagant home automation, outdoor living spaces and flexible indoor spaces that can serve multiple purposes. Of those polled, most Luxury Specialists said that their buyers prefer modern or contemporary stylings in open-concept layouts. A more casual lifestyle has surfaced in recent years, and where Mediterranean and Tuscan designs were popular in the early 2000s, today's buyers are partial to a more modern aesthetic. Millennials are now coming of age - many have burgeoning families and are now in a place to upgrade their primary residences. This generation is playing a large part in emerging luxury real estate trends. They want open-concept living areas and spaces that function for their families and guests. About 77% of respondents said that buyers are searching for less formal floorplans and more usable space. Not only should the layout function for their families, entertaining plays a large role in preferences, as well. “They want the perfect setting for their family and the ultimate setting for entertaining,” said Diane Polland of Coldwell Banker Residential Brokerage of Long Island, NY in the report. This caliber of buyers is also looking for high quality in craftsmanship and finishes. And today's luxury home buyers don't want to perform extensive renovations to their new single-family homes, either. They are looking to move right in and experience the luxurious lifestyle their new homes afford. Reportedly, 68% of respondents said buyers have come to seek out new-build homes more so over the past year. Roger Pettingell of Coldwell Banker Realty, Longboat Key, FL said in the report, “They're willing to pay up for brand new or newly renovated, and they will even give up a view if you have a new home requiring no work.” Outdoor living spaces are also a top priority for new luxury home buyers. Nearly 72% said they are a necessity for affluent homebuyers in today's market. This trend reflects the growing affinity to merge real estate with nature, as people want to be closer to their natural surroundings more so now than ever. Furthermore, homeowners want to maximize usable space on their properties. Indoor/outdoor living and entertaining reflects an idyllic affluent lifestyle that high-end buyers envision for their home lives. Another must-have this year is multifunctional rooms, or flex spaces that can serve any purpose the homebuyer sees fit. While work has become exponentially more mobile with many employees having the ability to work from home, office space can be anywhere. Buyers are looking for ease of living and a home with rooms that can perform multiple duties. A dining room can double as a meeting space, an office can also be an entertaining space and a spare bedroom can also serve as a screening room. Technology plays a large role in the allure of a new home for affluent buyers. Some 81% of those polled said home automation is their most desired feature. Technological advancements also include smart security systems, wireless sound systems and car charging stations. This goes beyond the automated lighting and temperature control of yester-year. Luxury buyers are looking for integrated Smart Home technology that combines all of their systems seamlessly. Tech should learn and adapt to a homeowner's lifestyle and personalize systems to his or her needs. On the contrary, home features that affluent buyers are doing away with this year include highly customized permanent features, tennis courts and indoor pools. Larger homes seem to be less in vogue, as well, as many baby boomers are downsizing and millennials are willing to sacrifice size for location. Top Mansions to Enjoy the Coastal Lifestyle

Crystal-clear, turquoise waters lay as flat as glass while a rainbow of sea life swims gracefully beneath the placid water line. Emerging and disappearing into the crevices of the coral reef, small fish dart in and out as the larger beings slowly ramble on by. Boaters drift cautiously while peering into the enchanting world below the water, and divers swim slowly as to not disturb this breathtaking underwater environment. As the depth of the sea narrows and the shoreline approaches, a wave of tiny sea turtles flutter past on their initial expedition into the great unknown. Beachgoers look on as the recently-hatched newborns unearth from their nest and trek toward the coast’s gentle waves. The sounds of laughter and splashing emit a warm feeling as you look on from the balcony of your coastal home.
