An Entire Private Island and Additional Shore Home Could ...

Pumpkin Key is a private, entirely self-sufficient island with water and electric just minutes by boat to Key Largo, FL. The island totals 26 acres and currently encompasses a three-bedroom main home, two caretakers' cottages and a dock master's apartment. Though, whoever purchases this tropical oasis wouldn't actually have to live on it. The staggering $95 million asking price also includes a mansion on shore with dockage at the private Ocean Reef Club. The shore home is a three-minute boat ride from the island itself. A short ten-minute helicopter ride will get you to Miami's famous South Beach from the island. Tennis courts at the center of the island double as a helipad. There's also a 20-slip marina that can accommodate a mega-yacht and a dock master's office, as well as golf cart paths encircling the island. An airstrip for private jets is within the Ocean Reef Club on shore. While private, the island is completely accessible for its homeowners and their guests. The listing suggests development plans for the island's new owners. It could be an exclusive family compound with several spacious bay front homes or could be converted into an extension of the Ocean Reef Club. Up to twelve private homes, each on one-acre bay front lots, could be built on the island. Any configuration would enjoy panoramic views of the encircling Card Sound Bay and the Keys' spectacular sunsets. View Listing

The Best Warm-Weather Mansions You Can Buy Today

As the sun sets on winter months and we spring ahead to fresh blooms, soft afternoon showers and sunbeams poking through cloudy skies, we are reminded that in southern corners of the country and beyond, warm-weather retreats relish in this amiable atmosphere all year long. Why not escape to somewhere that affords seamless indoor/outdoor living and endless opportunities for entertaining during any calendar month? As your search begins for a respite to escape next winter season, we’ve aggregated an array of estates that enjoy never-ending sun and capitalize on balmy climates. Warm-weather retreats are defined by their expansive outdoor spaces that often boast a summer kitchen for grilling gracious meals and hosting friendly gatherings. Guests may also wish to take a dip in the pool to cool off, catch some rays from comfortable lounge chairs set up on the sun deck or challenge you to a friendly competition on the outdoor sports court. At night, a heated spa and a glass of wine wash away daytime stresses and a warm fire pit emits a sense of peaceful serenity. As the sun peeks over placid waters the next day and guests have retired to their own homes, you can savor a few morning moments outside on your private terrace; a luxury made feasible by the warmer weather. Architecture is also redefined by the higher temperatures of warm-weather retreats. Southern homes will showcase summer rooms and screened-in porches that can be utilized for family time year-round. Collapsing glass walls allow the outdoors into your living area. Open-air concepts capitalize on cool ocean breezes. Pavered patios provide the means to spend more time with the sun on your skin. All of these architectural nuances are designed for and made possible by the temperate climate. In this feature, we’ve defined a collection of warm-weather retreats in which you may choose to spend your time, any time of the year. These options span coast to coast and beyond in places that present the opportunity to appreciate tepid conditions. Surround yourself with swaying palm trees, ocean waves, warm rays of sunlight and sun-dappled living spaces. Timeless Beauty and Lasting Quality Should be Hallmarks o...

Presented by Architect John Henry - Trendy houses are being built everywhere. There are modernist revivals, ‘transitional’ designs, mid-century modern, anything goes -- and traditional/regional architecture. But how does a fad hold up in the long term? Only one of these approaches is based on a 2,500-year pedigree that is recognizable, tested and beloved. Well-crafted Traditional design is an appreciable real estate investment and more people will buy a classical design over a contemporary one, according to architecture expert, John Henry. No doubt a great location is important, but exactly what you build on your property will affect overall value. The flavor of the day may go out of fashion, depending on social and economic factors. Traditional design is not stuffy and dark; the secret is that the front façades are quite true to their style but rear elevations – which normally face views – are bright and airy, breaking a few academic 'rules'  to accomplish this. " width="680"> John Henry was educated to design only Modern-style architecture but he soon realized that historic French and Italian models based on Renaissance design principles offered classic beauty and world-class value – qualities of high-end luxury real estate. A client brings a vision and point of view – a unique set of circumstances – that must meld with a particular site. When function, environment and architectural treatment is in perfect harmony, the result is a truly amazing and timeless investment. The villa here is sited on a slightly sloping lot. A three-story walkout was ‘leveraged’ by raising the entry about six feet above grade and digging down in the rear by six feet. A grand entry and stunning rear façade was possible in an 11,000-square-foot design of high ceilings, luxurious stone finishes, marvelous moldings and well organized interiors. Contact John Henry to see how to perfectly execute your vision now. You may wish to start with just a Schematic Design. Derek Jeter's New Jersey Castle Re-Listed with Reduced Pr...

After previously listing his sprawling New Jersey estate home in 2018 for $14,750,000 and then taking it off the market in 2019, Derek Jeter again listed the property with a reduced price of $12,750,000 earlier this month. The listing is still represented by Wright Bros Real Estate, Inc. and it is unclear if any changes have been made to the property, which is a remarkable 106-year-old offering that resembles a castle. Jeter purchased the historic Tiedemann Castle in 2003 and lovingly restored the home, to which he has familial ties. His maternal grandfather was adopted by the Tiedemanns during the 1950s and grew up on the property along with their 12 other children. Jeter spent time there as a kid, swimming, playing sports and performing household chores during the summer months. Greenwood Lake has long attracted wealthy celebrity vacationers. The destination boarders both New York and New Jersey and located about 50 miles outside of the city. The seven-mile stretch of lake has restaurants and a laid-back, rural atmosphere. View Listing
