This $19.5M Arizona Ranch Comes With 1,739 Acres of Freedom

In today’s luxury real estate market, space is getting harder to come by in the usual hotspots, and buyers are starting to look elsewhere. More and more, people are turning to states where you can actually get acreage, privacy, and wide-open views without compromise, which is exactly why places like Arizona keep showing up on the radar for high-end property buyers. Rail X Ranch in Patagonia, AZ, offered by Sotheby's International Realty, is a perfect example of that mindset in action. GALLERY-EMBED Set across roughly 1,739 acres at 2671 Highway 82, this single-family estate offers historic character with serious land ownership. Originally built in 1937, the property presents just under 9,000 square feet of interior living space, with eight bedrooms and multiple guest accommodations spread across the main residence, casita, and other buildings. GALLERY-EMBED Inside, the main residence focuses heavily on craftsmanship you don’t see much at all anymore. Handcrafted ironwork, rustic architectural details, and wide windows pull the desert landscape straight into the living spaces. Large entertaining areas, including a dining room designed to host big gatherings, give the property a social side that balances out its secluded setting. It’s a home built for both quiet mornings and hosting, without sacrificing comfort in either mode. GALLERY-EMBED What really sets this property apart, though, is everything outside the walls. Rail X Ranch features extensive water resources, including an artesian well system and multiple wells across the acreage. There’s also a rare advantage in the form of retained mineral rights, along with subdivision potential on portions of the land, details that add long-term flexibility for future use or development. GALLERY-EMBED Beyond its sheer size and acreage, the lifestyle here is what draws attention. Wildlife surrounds the property, with deer, quail, javelina, and hundreds of bird species common in the area thanks to nearby Patagonia Sonoita Creek Preserve and protected land. With the Coronado National Forest bordering the property and Patagonia Lake just a short drive away, it’s a piece of land and real estate that combines rugged Arizona ranch life with quiet luxury living at scale. Rail X Ranch is now available through Gary Brasher of Sotheby's International Realty for $19,500,000. Hobby Condos El Dorado Hills: Don’t Just Own a Unit. Invest in the Project.

Hobby Condos El Dorado Hills: Own the Space. Invest in the Vision

In the foothills east of Sacramento, where Highway 50 begins its climb toward Lake Tahoe, a new sanctuary for collectors is taking shape. Hobby Condos, a 43-unit collection of private garage and hobby condominiums in El Dorado Hills, California, is built for those whose passions deserve more than a corner of the family garage. A Private Space Built Around What You Collect Each condominium is a premium steel-shell space with a soaring mezzanine loft, ranging from 1,340 to 3,216 square feet and pricing starting at approximately $350 per square foot, a fraction of comparable luxury garage projects nationwide. Behind your own private door, the canvas is yours: a gallery for the collection, a workshop for the restoration, secure storage for the boat and RV between adventures, or a loft lounge where the evening ends among the machines that made it worthwhile. The setting fits the ambition. El Dorado Hills is one of Northern California's most affluent communities, with average household income above $213,000 and average home values near $886,000. Folsom Lake, Sierra backroads and South Lake Tahoe are all within reach. Its upscale, HOA-constrained neighborhoods have created exactly the demand Hobby Condos answers: a dedicated home for premium toys. Twelve of the 43 units are already reserved with deposits in escrow. Prospective owners can join the priority list now to secure a completed unit and design it around what they collect, build or enjoy. Don't Just Own a Unit. Own a Piece of the Project. Here is what sets Hobby Condos apart from every other garage condominium you'll read about: you can invest in the development itself. Altus Equity Group, the project's sponsor with more than 75 completed transactions since 2003 and a 91% investor reinvestment rate, is raising approximately $4.5 million in preferred equity at a 14% preferred annual return with a targeted three-year hold. Investors are paid first, receiving a full return of capital plus the entire preferred return before any sponsor, contractor or landowner profit. Altus is also co-investing up to $1 million alongside its investors on the same terms. For the enthusiasts who have watched this asset class sell out across the country, it is the rare chance to be on the ownership side of the trend. Reserve Your Space or Your Position A suite for the collection, a defined-return stake in the project behind it, or both. Bugatti Residences by Binghatti Moves Closer to Completion in Dubai

Bugatti has released new footage across its social channels showing construction progress on the Bugatti Residences by Binghatti, the French marque's first branded residential development, rising in Dubai's Business Bay district. The video tracks the tower's abstract form rising against the Downtown Dubai skyline, with the Burj Khalifa in the backdrop and Sheikh Zayed Road, the arterial highway running the length of the United Arab Emirates (UAE), passing a stone's throw from the site. Two noteworthy figures that surface in the video: 13,196 non-standard stainless steel panels, and 8.5 miles of stainless steel facade in total.  The construction approach mirrors the coachbuilding philosophy that Bugatti applies to its hypercars. The development comprises 171 Riviera Mansions and 11 Sky Mansion Penthouses with amenities spanning a Riviera-inspired beach, private pool, jacuzzi spa, fitness club, chef's table, private valet, and a members club, alongside two garage-to-penthouse car lifts. The Sky Mansion Penthouses go further: each is served by private car lifts that will deliver a resident's Bugatti directly into the residence. duPont REGISTRY has followed the project since May 2023, when Bugatti highlighted why it chose Dubai for its first residential venture, through the official unveiling and the lifestyle collaborations commissioned to furnish it.  <- Gallery -> Sales have matched the ambition of the build. Brazilian soccer superstar Neymar Jr. purchased a Sky Mansion penthouse for $54.5 million in 2024, and earlier this year, in January, the project even set a record with a $150 million penthouse sale. The project also featured in duPont REGISTRY's list of the world's most luxurious automotive-inspired residences. Dubai is not short on landmarks, real estate projects and branded automotive developments have become a category of their own, with every new project competing to outdo what came before. Binghatti is also behind the Mercedes-Benz Places masterplanned community, which duPont REGISTRY covered in a feature exclusive from its Dubai launch earlier this year. This $85 Million James Bond-Inspired Estate Is a Car Collector's Dream

This $85 Million James Bond-Inspired Estate Is a Car Collector's Dream

From Aston Martins and tailored tuxedos to contemporary architecture and luxury design, James Bond has always represented a lifestyle built around impeccable taste. It's the type of class and style that inspired 16121 Quiet Vis Circle, listed by Senada Adžem of Douglas Elliman, better known as Villa Skyfall, set within Stone Creek Ranch in Delray Beach, one of South Florida's most exclusive guard-gated communities. On approximately 2.5 acres of lakefront, the estate offers privacy, manicured grounds, and resort-like amenities while just minutes from shopping, dining, beaches, and private airport access.  GALLERY-EMBED Designed by Aldo Stark, the single-story residence includes nine bedroom suites, a grand living room with 32-foot ceilings, a gourmet kitchen with a separate chef's kitchen, two private offices, and a spacious primary suite featuring a two-story dressing room and private salon. Throughout the home, natural stone, rich wood accents, custom lighting, and handcrafted details give each space its own Bond-inspired character.  GALLERY-EMBED One of the home's most impressive spaces is the climate-controlled exotic car gallery, where a collection of cars, in this case, Aston Martins, becomes part of the home's design instead of being simply stashed away in a garage. With a rotating display platform and views from all surrounding living areas, it's easy to see why the space was created with car collectors in mind. GALLERY-EMBED The rest of the property follows the same idea of bringing that ultra-luxury lifestyle to everyday living. A dedicated wellness wing includes an indoor pool, spa, sauna, steam room, massage rooms, and fitness center, while a private theater, hidden poker lounge, wine storage, and game room provide plenty of places to entertain and unwind. Outside, the focus shifts to quintessential South Florida living with a 95-foot pool, waterfall, integrated spa, cabanas, covered patios, and a full outdoor kitchen.  GALLERY-EMBED There's also room to stay active thanks to a basketball and pickleball court, soccer field, and putting green. Whether you're drawn to the architecture, the car collector gallery, or the Bond-inspired details, Villa Skyfall is a look at how today's ultra-luxury homes continue to evolve into spaces built around their owners' passions. 16121 Quiet Vis Circle is currently listed with the team at Douglas Elliman for $85,000,000. Daniel Arsham's $9 Million Converted SoHo Firehouse Hits the Market

Daniel Arsham's $9 Million Converted SoHo Firehouse Hits the Market

Known for transforming everyday things into surreal experiences, Daniel Arsham’s vision as a contemporary artist has built him quite the portfolio, including world-renowned sculptures, installations, paintings, and countless creative collaborations. And while you’ve seen his name in headlines alongside massive brands like Porsche and Tiffany & Co. for limited-release drops, Arsham is now making waves in the real estate world after listing his residence in New York’s SoHo with the team at Compass Real Estate for $8,995,000.Finding the beauty and opportunity in older things, just like his passion for classic Porsches, Daniel Arsham’s Manhattan home began life as the firehouse for FDNY Engine Company No. 55. Originally constructed in 1887 by the famed Napoleon LeBrun, 185 Lafayette Street has preserved the intricate brickwork, terra cotta rosettes, and detailed stone cornice, standing as a piece of living history on the streets of NYC. It remained a functioning firehouse until 1982, when the city retained possession as sleeping quarters for a Deputy Fire Chief. Today, the residence is now completely renovated as a single-family home, with 13- to 15-foot beamed ceilings on every floor and a stunning roof terrace. The ground level operates as Arsham’s studio, garage, and entertaining area, perfect for housing some incredible works of art, as well as his 1991 Porsche 911 (964). A circular staircase, painted in his signature mint-green hue, replaces the original fire pole and connects each level of the home. GALLERY-EMBED The primary floor, which encloses the living room, kitchen, bedroom, and bathrooms with 14-foot cielings, remains modern and minimal, allowing natural light to shine over wide-plank oak floors through 10-foot windows. A mix of concrete and light oak wood gives the space a contemporary, industrial feel while still maintaining the historic factor from the outside.  GALLERY-EMBED While a garage space is something almost unheard of, so is a private roof terrace, which this property proudly highlights. Perfect for sunny summer days, the space comes complete with a lounge area, cabana, and water line. Now ready for its next new owners, 185 Lafayette Street is now available through Nick Gavin and Compass Real Estate for $8,995,000. Source: Compass Real Estate

Inside Villa Coralina, One of the Dominican Republic’s Hidden Coastal Gems

By duPont REGISTRY –  June 30, 2026

Inside Villa Coralina, One of the Dominican Republic’s Hidden Coastal Gems

On the unspoiled North Coast of the Dominican Republic, where the Atlantic meets quiet stretches of sand and dense tropical vegetation, Villa Coralina is a refined expression of architecture rooted in place. Located in the serene enclave of Las Canas, this 4-bedroom, 4.5-bathroom oceanfront estate spans 9,688 square feet across 1.41 acres of pristine beachfront land with endless beach in both directions right in front of the estate. This sensational property represents a rare opportunity to acquire a residence where craftsmanship, natural materials, and setting converge with quiet precision close to the famous surf town of Cabarete, which is only 20 minutes away. Villa Coralina is defined by its use of hand-selected coralina stone, a material synonymous with Caribbean coastal architecture, prized for both its durability and organic beauty. Rather than serving as a decorative element, the stone forms the architectural backbone of the residence, anchoring the home visually within its environment. Paired with natural hardwoods and artisan stone detailing, the home carries a tactile quality that reflects a deep respect for craftsmanship. The design language is intentionally restrained. There is no excess, no attempt to overwhelm. Instead, the home relies on proportion, texture, and light, elements that evolve throughout the day as the sun moves across the coastline. The result is a residence that feels both timeless and grounded, equally suited to its setting today as it will be decades from now. Positioned directly on the shoreline, Villa Coralina captures uninterrupted ocean views from nearly every principal space. The architecture dissolves traditional boundaries between interior and exterior, allowing the natural environment to become part of the living experience. High ceilings and expansive openings encourage cross-ventilation, drawing in the ocean breeze and reducing the need for artificial climate control. Wide, shaded verandas extend the living areas outward, offering spaces that shift seamlessly between relaxation and entertaining. From morning light reflecting off the water to the soft glow of sunset, the home is designed to frame each moment without distraction. The sound of the ocean is constant, never dominant, but always present, creating a sense of calm that defines daily life within the estate. The main residence features three generously proportioned bedrooms each paired with elegantly designed bathrooms and oriented to maximize privacy and views of the surrounding landscape. Open-plan living and dining areas create a natural flow toward the terraces, reinforcing the connection between indoor comfort and outdoor experience. A fourth bedroom suite, positioned independently near the pool area, functions as a private guest retreat. This separation allows visitors to enjoy the property with a sense of autonomy while remaining connected to the central living spaces, a detail that reflects the home’s thoughtful approach to hospitality. The pool itself serves as a focal point within the estate, framed by lush tropical vegetation and positioned to capture both sunlight and ocean views. It is not simply an amenity, but an extension of the home’s overall rhythm, one that encourages time spent outdoors. Beyond its architectural and aesthetic qualities, Villa Coralina has been designed with a practical understanding of how luxury estates are lived in. Two separate staff residences are discreetly positioned near the entrance, ensuring seamless service while preserving the privacy of the main home. The surrounding landscape is mature and carefully maintained, offering a natural buffer from neighboring properties and enhancing the sense of seclusion. At the same time, the estate’s location within Las Canas provides access to the broader North Coast, known for its balance of tranquility and connectivity. This is a region that has remained relatively untouched compared to other Caribbean destinations, offering an increasingly rare combination of authenticity and natural beauty. For discerning buyers, this translates into long-term value, not only as a residence, but as a legacy asset. In today’s global luxury market, truly distinctive beachfront properties are becoming increasingly scarce, particularly those that prioritize architectural integrity and environmental harmony. Villa Coralina answers that demand with quiet confidence. It is not a home defined by scale alone, but by intention. Every material, every transition, every orientation has been carefully considered to enhance the experience of living along the coast. The result is a residence that feels enduring rather than trend-driven, one that will continue to resonate over time. For those seeking a private oceanfront estate in the Dominican Republic that offers authenticity, craftsmanship, and an immersive connection to its surroundings, Villa Coralina is a compelling and increasingly rare offering on the Caribbean’s North Coast. Villa Coralina is now available through Sabina A. Mertes-Urbahn at Select Caribbean Properties for $3,150,000. Villa Coralina Listing

This $89M Sagaponack Oceanfront Compound Has Its Own Private Golf Course

Every corner of the country has its own appeal, whether it’s coastal retreats in California or ranch-style living in the South. But there’s something special about Northeastern living that can only be explained once you experience it firsthand. From historic shingled homes and marina-lined towns to quiet mornings by the ocean and walkable towns that still hold that old-world charm, it’s a lifestyle that’s both elevated and relaxed in a way you really don’t find anywhere else. 21 & 407 Fairfield Pond Ln in Sagaponack, NY, is the epitome of Northeast luxury living, taking shape as an East End oceanfront compound with direct beach access from the back, and its own private golf course at the front. The contemporary beach house, originally built in 1998, is owned and is now listed for sale by Vitamin Shoppe founder Jeffrey Horowitz.Overall, it doesn’t seem overbuilt, sitting in the dunes naturally, with a traditional shingle-style exterior that blends into its 3.5-acre plotInside, the design focuses on soft tones and natural light. The floor-to-ceiling glass pulls the ocean into nearly every room, keeping the connection to the water constant throughout the day. The layout simple with spaces that flow into one another without feeling boxed in. While the interior design remains relatively restrained, it’s more about the views, the scale, and the surrounding natural landscape. The luxury amenities are there, but they’re incorporated in a way that's more practical rather than showy. The lower level of the home is fully finished and includes a state-of-the-art gym, wine cellar, game room, and staff quarters, giving it everything it needs to work as a full-time residence or a seasonal vacation home. Outside is where the property really showcases its actual acreage. Wide terraces connect the main living areas to a pool and spa that sit right on the coastal side. As you enter the home from the driveway, a pristine private golf course sits neatly tucked away on the east side of the lawn. The 9-hole course includes spotless fairways, rolling greens, and even some grass and bunker features to make each round a little more challenging.  A private stairway and grandfathered beach pavilion make direct ocean access simple, with over 200 feet of oceanfront in the Hamptons just steps away. An Epic $75M Aspen, Colorado Home

An Epic $75M Aspen, Colorado Home

There’s something about Aspen that never really goes out of season. Winter brings world-class skiing and that classic snow-covered mountain-town feel, while summer flips the script with green valleys, cool air, and long days spent hiking or just taking it all in. It’s the type of place people come to for a week and start thinking about staying for good, drawn in by the scenery, the lifestyle, and a pace that somehow feels both relaxed and active at the same time. There’s no shortage of incredible real estate in Aspen, but every now and then, a property comes along that’s a step above the rest. Tucked into the coveted Central Core at 1011 Ute Avenue, this $75 million estate sits in between total privacy and walkable access to downtown. It’s the type of destination that captures what draws people here in the first place: ski-in, ski-out convenience, big mountain views, and a lifestyle that moves just as easily from powder days to intimate dinners in town. In a market defined by scarcity, especially at this scale, homes like this don’t really come around twice. At over 17,500 square feet, the house speaks fully to modern mountain architecture, with walls of glass and open living spaces that make the most of every angle. Nearly every room connects to the outdoors, whether through expansive terraces or framed views of Red Mountain and Independence Pass. The layout wraps around a central courtyard lined with reflecting pools and manicured lawn, creating a quiet, almost resort-like atmosphere that feels removed from everything, despite being just minutes from the center of town. It’s a smart balance, and one that’s increasingly hard to find in Aspen’s luxury real estate market. GALLERY-EMBED The list of amenities is more like a private club than a single-family home. There’s an indoor pool, full spa, gym, and a dedicated movie theater, along with a bowling alley and multiple bar areas spread throughout the house. A 1,500-bottle wine cellar handles the entertaining side, while two elevators and a four-car garage with a turntable keep things functional behind the scenes. Step outside, and you’re immediately connected to the slopes, with the Silver Queen Gondola just moments away. Add in access to shared tennis courts and open space, and it’s less like a home and more like a fully contained Aspen retreat. GALLERY-EMBED What really sets this property apart, though, is something you can’t recreate: scale. With current zoning and development limits in Aspen, a home of this size and positioning wouldn’t be approved today. That makes it more of a one-off than just another luxury listing. For buyers looking at Aspen real estate not just as a lifestyle move but as a long-term home, that kind of exclusivity matters. Between the location, the square footage, and the level of amenities, this is about as complete a version of modern mountain living as you’re going to find anywhere in Colorado. This Billionaire’s New $550M Monaco Penthouse Sets a New World Record

This Billionaire’s New $550M Monaco Penthouse Sets a New World Record

Set along the French Riviera, Monaco just has that affluent, high-end feel. It’s the type of place where celebrities, athletes, and some of the world’s top racing drivers end up calling home, drawn in by the views, the lifestyle, and the overall vibe that’s hard to replicate anywhere else. And as Formula 1 continues its global rise, the historic Monaco Grand Prix gains even more traction among tourists looking to catch all the action in person. As you could expect from an area with a total population of less than 40,000 and a GDP of over $10 billion, the Monaco real estate market is both scarce and expensive, no matter where you are in its 502-acre vicinity. Monaco is making headlines in the real estate world after Bloomberg recently reported that Ukrainian billionaire Rinat Akhmetov purchased a penthouse apartment at Mareterra Monaco for a record-breaking $550 million, making it the most expensive single-home transaction in history. While it’s only now making headlines around the world, the sale reportedly took place in 2024 and was kept under wraps until this week. Akhmetov’s five-floor, 21-room waterfront property spans more than 27,000 square feet of interior space and features amenities like multiple balconies and terraces, a private swimming pool, a jacuzzi, and at least eight parking spots for his car collection.Set along the edge of Monaco, Mareterra is designed to feel like a natural extension of the city, with waterfront paths, pockets of greenery, and a small marina where everything centers on just hanging out by the water. There are a few standout spots, like the main square with its reflecting pools and Quatre lances, but most of the appeal lies in how it all connects. You can wander through the hillsides, grab a coffee near the port, and end up along the promenade, heading toward Larvotto Beach, without putting in much effort. As homes continue to get picked up, it’s only a matter of time before Mareterra Monaco’s resident list starts filling up with some familiar names. Sources: Bloomberg/Mareterra Monaco
